Your Concern: There will be a frequent turnover of guests and I don't know who these people are. Also, the neighbours might complain about this.

Our Solution: Guests will be vetted and strict house rules will be in place. Also, a noise monitor will be fitted in the property. These measures will help reduce the risk of any damage to the property, noise disturbance and improper use of the property.

Your Concern: My area/building probably won't allow my property to be used for serviced accommodation.

Our Solution: We will explore licensing arrangements with your local council or building management.

Our Solution: Any changes we require will usually be cosmetic rather than structural, and won't be done without your approval.

Our Solution: We will arrange regular professional cleaning, inspection and maintenance of the property. This includes after each stay, whenever a guest requests it during their stay, and periodically for certain areas (e.g. behind furniture etc.).

As a landlord, you probably understand, as do we, that with private tenants on a traditional long-term tenancy, they probably work full-time and don't have a professional cleaner most of the time. Therefore, they must do the cleaning themselves, and it probably isn't done as often (if they do it all) or up to the standard of a professional cleaner that we would use. As a result, there might in fact be more wear and tear with a private tenant. Also, when there are maintenance and repair works to be done, such as a leak in the ceiling, they won't necessarily be in a rush to report it and get it dealt with because the property isn't their own; this could then lead to significant and costly damage to the property.
